Spitogatos Price Index Explained: What Asking Prices Really Tell Buyers in Greece

The Spitogatos Price Index (SPI) tracks advertised asking prices for properties offered for sale or rent in Greece. It helps buyers understand seller expectations, geographic markets and changes in advertised prices over time. It does not measure final prices paid in completed property transactions.

Where can you find the Spitogatos Price Index?

The official starting point is the Spitogatos Price Index, known in Greek as Δείκτης Τιμών.

Spitogatos also publishes commentary through Spitogatos Insights, including quarterly analyses of residential properties offered for sale and rent.

Its reports commonly use Average Asking Price (AAP), or Μέση Ζητούμενη Τιμή (ΜΖΤ) in Greek.

Published indicators can describe:

  • Residential asking-sale prices per square metre.
  • Advertised asking rents per square metre, usually per month.
  • Geographic differences between areas and property markets.
  • Changes compared with the same quarter in an earlier year.
  • Selected market segments and property characteristics.

A sale asking price of €3,000/m² and an asking rent of €12/m² per month are entirely different measures even though both use square metres.

Is Spitogatos a government price index?

No. Spitogatos is a private property-listing platform. SPI reflects its advertised property market, not a register of Greek tax declarations, notarised transactions or the Bank of Greece's valuations.

That does not make the data useless. It makes the underlying population essential to interpretation.

What do the latest verified Spitogatos figures show?

The latest quarterly SPI release independently verified for this article covers Q2 2026.

According to Spitogatos Insights, published in July and discussed in an August 2026 analysis, the average residential asking-sale price indicator across Greece was 6.1% higher than Q2 2025.

That was slower annual growth than the corresponding 9.7% figure reported for the Q2 2025 comparison. These are listing asking-price changes, not sale-price changes.

Also discussed in [Oikonomikos Tachydromos, 11 July 2026](https://www.ot.gr/2026/07/11/oikonomia/akinita/spitogatos-pos-diamorfothikan-oi-times-polisis-kai-enoikiasis-katoikion-to-v%CE%84-trimino-2026/).

These figures show that advertised sale and rental indicators can move at different rates and that geographic trends differ.

A nationwide movement is not automatically the movement for one village or neighbourhood.

Does slower asking-price growth mean prices are falling?

No. A smaller positive year-on-year percentage means the indicator is still higher than a year earlier but rising more slowly.

It does not establish that sellers are accepting larger negotiating discounts. SPI does not measure completed negotiated prices.

03 · PRICE EVIDENCE

Which parts of Greece have the highest advertised prices?

Spitogatos published the following absolute average asking-sale price indicators for Q2 2026:

Geographic marketAverage residential asking-sale price, Q2 2026
Southern Suburbs of Athens€4,231/m²
Cyclades€4,063/m²
Northern Suburbs of Athens€3,519/m²
Regional Unit of Lefkada€3,302/m²
Regional Unit of Chania€3,102/m²

Source: Spitogatos Insights Q2 2026 residential asking-price analysis. These figures represent advertisements, not completed sales.

The Southern Suburbs of Athens cover distinct neighbourhoods. The Cyclades comprise multiple islands. The Regional Unit of Chania is wider than Chania city itself.

Even a correctly reported number may have too broad a geographic scope for the house you are considering.

Does a higher asking-price average mean a better investment?

No. Higher advertised prices do not demonstrate stronger future appreciation, reliable rental returns or lower risk. Likewise, a low price indicator does not establish that a market is undervalued.

Different markets contain different property types and characteristics; a coastal newly built apartment and an older inland home are not directly interchangeable.

04 · PRICE EVIDENCE

Why can an area asking-price average mislead a buyer?

Geography: A region or portal-defined market may contain radically different micro-locations.

Property mix: An indicator may combine buildings of different ages, conditions and types. A greater share of luxury stock can shift a summary statistic even if asking prices for comparable homes remain unchanged.

Advertised versus completed: Listings can remain unsold, be withdrawn or be repriced. Spitogatos itself differentiates new, continuing and removed listings in its residential listings research. Removal does not prove a completed sale at the advertised amount.

Listing representation: Duplicate or incomplete descriptions and different area measures are potential challenges in analysing advertisements. These are general risks, not proof that a particular SPI observation is wrong.

Detailed weighting and duplicate-handling methods should not be invented when they cannot be independently verified from published materials.

What this means for the buyer: Close to making an offer, replace reliance on the broad aggregate with carefully matched individual properties and corroborated historical evidence.

Real example: asking prices versus recorded transfers in Chania

Our research illustrates why two genuine price observations may still be incomparable.

In Q2 2026, Spitogatos reported €3,102/m² average residential asking-sale price for the Regional Unit of Chania.

Separately, The Greek Property Report screened historical MAMA transfers from January 2024 through July 2026.

Its defined Chania research sample contained 75 qualifying apartment-right rows, with a median reported consideration of €1,500/m².

Sources: Spitogatos Insights Q2 2026; The Greek Property Report MAMA audit of 9 October 2026.

The MAMA sample screened apartment property category, valid reported consideration and main living area, retained 100% full ownership and excluded unfinished buildings. These are rights-record rows, not independently verified unique sale deeds.

Does the gap mean sellers ask twice what buyers pay?

No. The measurements differ in geography, period, property population and statistic.

Spitogatos describes advertised residential stock in a regional unit at a specific quarter. MAMA describes a filtered historical group of apartment-right observations across 31 months.

Dividing or subtracting them cannot isolate a seller-to-buyer negotiating discount.

The defensible conclusion is narrower: the measures show different market contexts, and the local transaction sample requires careful scrutiny.

Explore Chania property-price research for geographic and methodological limitations.

06 · PRICE EVIDENCE

How should you use SPI for one advertised home?

Start with the seller's total asking price and its stated living area.

For a purely hypothetical 90 m² apartment advertised at €315,000:

€315,000 ÷ 90 m² = €3,500/m² asking price.

This is only as reliable as the advertised area definition.

Then identify the closest available SPI geographic indicator and make any geography mismatch explicit. Finally, look at individual nearby apartments with similar characteristics.

The published SPI figure provides broad asking-market context. Selected individual advertisements provide a closer look at seller expectations. Neither proves the eventual sale price.

The €315,000 example is hypothetical; it is not a real listing.

07 · PRICE EVIDENCE

Can SPI show how much buyers typically negotiate?

No. An asking-price index does not measure the difference between advertised prices and final agreed consideration.

Estimating that difference responsibly would require adequately matched evidence connecting a property's earlier asking price and completed transaction, with appropriate sample definitions.

Comparing a broad SPI average with an unrelated MAMA historical median cannot establish a typical discount.

There is no defensible universal negotiation percentage derived from these indicators.

For the underlying distinction, read Asking Prices vs Actual Transactions.

08 · PRICE EVIDENCE

Is SPI the same as the Bank of Greece price index?

No. They have different underlying observations.

Bank of Greece RPPICredit-institution property valuationsBroad valuation-index trends
MAMAHistorical property-right transfersScreened transfer evidence
Objective ValueAdministrative valuation rulesTax and statutory context

The Bank of Greece RPPI should be labelled bank-valuation index, not transaction data.

An SPI asking-price increase does not prove that completed sales increased at the same rate. An RPPI change does not supply a street-level euro price.

09 · PRICE EVIDENCE

Can asking rents and asking sale prices estimate rental yield?

They can form an illustrative advertised gross-yield ratio, not verified rental returns.

For example, a fictional home advertised at €240,000 and a similarly described rental advertised at €900 per month give:

€900 × 12 ÷ €240,000 × 100 = 4.5%.

This excludes vacancy, actual agreed rent, maintenance, taxes, management, transaction costs and comparability questions.

Even when using area-level SPI asking-sale and asking-rent indicators, the underlying sale and rental properties are not necessarily the same homes. A ratio of aggregate advertised figures must never be described as a guaranteed achievable yield.

10 · PRICE EVIDENCE

Seven checks before relying on a Spitogatos figure

  1. Is it an asking-sale price or asking rent?
  2. What exact geography does it cover?
  3. Which quarter and year?
  4. Which property types enter the published measure?
  5. Is the number a €/m² level or percentage movement?
  6. Are relevant individual listings available for comparison?
  7. What other, distinctly labelled, transfer or professional evidence exists?

If important answers are unavailable, state the limitation.

11 · PRICE EVIDENCE

Frequently asked questions

Does Spitogatos show actual property sale prices?

Its listings and SPI describe advertised asking prices, not independently verified final consideration in completed transactions.

Is the Spitogatos Price Index reliable?

It is useful advertised-market evidence, but relevance depends on geography, period, property mix and methodology. It is not a certified valuation of one home.

If SPI rises 6%, did Greek homes appreciate 6%?

Not necessarily. SPI measures the relevant advertised asking-price indicator; completed transactions and individual values are different.

Can SPI help me negotiate?

It can frame informed questions about seller expectations and available alternatives, but cannot establish a universal discount.

Is SPI useful for buying on an island?

Yes, as asking-market context. Broad island groups and regional units may contain very different micro-markets.

Use asking-price evidence for the question it answers

Independent property research keeps advertised asking prices separate from historical transfer rights and bank-appraisal indices, and explains how each relates to a particular home.

Independent, buyer-funded research. No brokerage commission or fee contingent on a completed purchase. Not a professional valuation, legal opinion or engineering assessment.
