INDEPENDENT LOCAL PROPERTY RESEARCH CRETE

Chania property prices.
What the numbers actually tell you.

Chania combines a functioning year-round city with a holiday-home market that extends well beyond the city boundary. A waterfront asking price and an inland village asking price are not interchangeable evidence.

THE BUYER'S QUESTION

Is the property being compared with homes from the same part of Chania and the same type of use?

Start by locating the property on the map. In Chania, the decisive distinction is often the one between urban housing inside the municipality and detached homes in surrounding municipalities that do not belong in the same statistical sample.

The published municipal asking series currently provides limited neighbourhood detail. It should not be used as a price guide for all western Crete.

A Chania municipality average is not a valuation for a detached villa elsewhere in the regional unit.

MICRO-AREA COMPARISON

Chania is not one market.

Neighbourhood figures below are advertised asking indicators only, not completed sales. Each location may contain a different mix of property types and conditions.

Chania centre

Asking · September 2026

Urban residential asking context, not a representative benchmark for coastal villages or the whole regional unit.

Nea Chora and urban fringe

Local context
No comparable micro-area statistic presented

Compare year-round services, building age, walkability and parking street by street rather than assuming every property near the coast has the same use profile.

Outside the municipality

Local context
No comparable micro-area statistic presented

Apokoronas and much of the wider western-Crete holiday-home catchment are outside this page’s numeric scope. Treat their market evidence separately.

Different local series must not be averaged together into a market-wide figure. Figures are unadjusted for property type, condition, size and legal status.

LOCAL PURCHASE CONTEXT

What changes depending on where you buy.

01

Older urban housing

For an apartment or renovated house close to the historic core, document the lawful layout, common areas, access and condition before comparing €/m².

02

Everyday residential neighbourhoods

Focus on practical access to services, parking, year-round occupancy and the real location of the comparable property.

03

Holiday-oriented property

Distinguish a seasonal letting assumption from actual year-round usability; separately verify any planning or licensing constraints at the address.

SCREENED TRANSFER RIGHTS

What does the historic transfer register show?

January 2024–July 2026: 75 eligible apartment-right rows, median €1,500/m².

Middle 50% of the sample: €989–€2,102/m². These figures use reported consideration for a 100% full-ownership apartment right divided by its primary living area, excluding unfinished buildings and non-residential records.

Geographic scope: Chania geographic sample. These historical records are not a matched sample of today's advertised properties.

Aug 2024–Jul 2025: N=35, median €1,625/m². Aug 2025–Jul 2026: N=26, median €1,163/m².

12-versus-12-month comparison: Not shown as a local price trend. At least one 12-month window has fewer than 50 qualifying apartment-right rows.

Important limits: N is a count of eligible rights-record rows, NOT verified unique notarised contracts. Only 31 months were available, not 36. Reporting delays, area coverage, declared consideration and a changing property mix limit interpretation. These are not quality-adjusted indices, individual property valuations or asking-to-sale discounts.

BEFORE YOU COMMIT TO A PROPERTY

Four checks that deserve a local specialist.

  1. 01

Check title, KAEK/cadastral boundaries and the actual building footprint against plans.

  2. 02

For renovated or older stock, obtain the permit history and engineer’s assessment of any extensions or altered use.

  3. 03

Where relevant, check shoreline, archaeological, forest and environmental designations against the exact parcel.

  4. 04

Verify year-round access, utilities, parking rights and restrictions on any proposed rental activity.

These are prompts for individual legal and technical due diligence, not findings about any particular home. A lawyer and engineer should verify them for the actual property.

METHODOLOGY & BOUNDARIES

Different figures answer different questions.

Asking-price indicator

What sellers advertise in the named area and reference month. It is not a negotiated or notarised sale price. Sample size and composition may not be disclosed.

Bank-appraisal index

National annual change in bank-appraised apartment prices; there is no Chania-specific bank index in this series. Not an index of registered transfers for Chania.

Recorded transfer observations

Screened 31-month apartment-right records show N and historic median separately from asking prices. Selected 12-month comparisons are unadjusted sample median differences, not a property-appreciation index. They are withheld when geography is mismatched or a period has fewer than 50 rows.

COMMON BUYER QUESTIONS

Questions worth asking before you buy.

Is €3,704/m² the price Chania homes actually sell for?

No. It is an average asking-price indicator for advertised residential property in the municipality in September 2026. It does not describe completed transfers.

Does this number cover Apokoronas or Platanias?

No. The geographic scope used here is Chania municipality. Those surrounding municipalities need separate comparisons.

What should I check before paying a deposit?

Ask your independent Greek lawyer and engineer to examine title, cadastral match, permits, building status and any plot-specific restrictions before committing funds.
