Price per Square Metre in Greece: How to Compare Properties Properly
Divide a property's advertised asking price by its stated floor area in square metres: €240,000 for 80 m² gives €3,000/m². The difficulty is defining what the 80 m² includes. Storage, basements and different area conventions can reverse the apparent ranking between properties. Price per square metre is a comparison tool, not a valuation.
Why does the definition of floor area matter?
The denominator in a €/m² calculation is as important as the price.
When the advertised floor area includes auxiliary rooms, is estimated or differs from the documented residential space, the resulting figure may be misleading.
Greek property documents can use different area measures. The tax authority's E9 declaration records property characteristics and ownership interests. The government MAMA search includes a specific field for Επιφάνεια κύριων χώρων — main-space area. Building permits, approved plans and other relevant technical documents may describe the physical configuration.
These serve different purposes and should not automatically be assumed identical.
What are main and auxiliary spaces?
Κύριοι χώροι — Main spaces: Areas documented for principal uses under the applicable records and rules.
Βοηθητικοί χώροι — Auxiliary spaces: Supporting areas such as storage and certain other ancillary accommodation.
These categories do not translate automatically into a universal net-living-area standard. A basement used as a bedroom in practice may still be documented for auxiliary use. Its appearance as living space in an advertisement does not prove authorised residential use.
That is a question for the buyer's independent engineer.
What about gross and net floor area?
Gross and internal usable measurements can differ because they include different physical components. Do not assume every Greek listing uses the same convention.
Ask:
- Is the figure main residential space or total constructed space?
- Are internal or external walls included?
- Are basement storage, enclosed balconies or converted areas included?
- Does it come from approved plans or merely an estimate?
If the answer is unclear, mark the area unverified.
What this means for the buyer: Two €/m² figures are not comparable until their denominators mean comparable things.
Worked example: how a cheaper apartment becomes more expensive
Consider two hypothetical apartments in the same neighbourhood.
Using advertised area
| Apartment A | Apartment B | |
|---|---|---|
| Asking price | €252,000 | €260,000 |
| Advertised area | 84 m² | 100 m² |
| Advertised asking €/m² | €3,000 | €2,600 |
Apartment B initially looks about 13% cheaper per advertised m².
But suppose its 100 m² consists of 80 m² main residential area plus 20 m² basement storage, while Apartment A's 84 m² is entirely main residential space.
Using main residential area
| Apartment A | Apartment B | |
|---|---|---|
| Asking price | €252,000 | €260,000 |
| Main residential area | 84 m² | 80 m² |
| Auxiliary storage | Not included | 20 m² |
| Asking price per main m² | €3,000 | €3,250 |
The ranking reverses. Apartment B's denominator falls from 100 to 80 m², raising its calculated ratio 25%, although the total asking price never changes.
Does this mean Apartment B is worth less?
No. Storage can have real utility and value, but should not automatically be treated as equivalent to indoor living area.
A more informative description is: €260,000 for 80 m² of main residential accommodation, plus 20 m² of basement storage.
Its total value remains a separate property-specific question; there is no universal percentage to apply to every Greek basement, balcony or parking space.
Both apartments are hypothetical, not real listings or completed transactions.
Which documents help verify an apartment's area?
Ask for documents identifying the property and supporting its stated characteristics.
| Document | Why it matters | Who should assess it |
|---|---|---|
| Title deed | Legal description and rights conveyed | Independent lawyer |
| Cadastral reference (KAEK) | Match registered property to asset | Lawyer |
| Building permit and approved plans | Authorised layout and construction | Engineer |
| Electronic Building Identity documents | Relevant building and alteration information | Engineer |
| E9 declaration | Owner's tax property-characteristic record | Lawyer or tax adviser with engineer input |
| Physical measurements and inspection | Actual area and configuration | Engineer |
The Greek Ministry of Environment and Energy explains the Electronic Building Identity (Ηλεκτρονική Ταυτότητα Κτιρίου, HTK) system, with authorised engineers handling relevant documentation and certificates.
The buyer should establish whether the actual property matches its applicable legal and technical records.
What if the listing and documents differ?
Do not immediately assume fraud or unlawful construction. Differences may reflect rounding, measurement conventions, outdated data or a meaningful discrepancy.
Ask the engineer to distinguish:
- Advertised area.
- Documented main residential area.
- Documented auxiliary space.
- Area physically measured.
- Spaces whose authorised use needs clarification.
The lawyer should confirm the legal description and rights transferred. Whether a discrepancy is minor, resolvable or serious depends on the specific evidence.
What this means for buyers: Do not treat every advertised square metre as verified and legally documented residential space.
Should balconies, terraces and gardens count as residential square metres?
They may add value, but should not automatically be combined with interior main residential area.
An 80 m² apartment with a 30 m² terrace is not the same type of accommodation as a 110 m² indoor apartment.
Record features separately:
Main residential area: 80 m²; terrace: 30 m²; storage: 8 m²; parking: one designated space, rights to be verified.
Similar care is needed for balconies, gardens, garages, attics, basements and converted semi-open areas.
An outdoor area may be individually owned, subject to an exclusive-use arrangement or part of common property. The lawyer should verify rights; the engineer should check documentation and actual construction.
A good terrace may justify a premium, but it should not silently add square metres to the living-area denominator.
Are €/m² figures comparable across Greek cities?
Not automatically.
A statistic for Athens may cover the municipality, an Athens sector or a portal-defined submarket. A Thessaloniki indicator may describe the city or a larger regional unit. Island data may aggregate settlements with very different coastal access and building stock.
Ask what the geography actually covers.
What are sellers advertising in central Athens? Use appropriately scoped asking-price evidence.
What consideration was reported for apartment transfers in the Municipality of Athens? Use defined historical MAMA filters.
How has the Athens market index moved? Use the Bank of Greece RPPI for broader bank-appraisal trend context.
These are different questions even when the place name seems identical.
Micro-location matters: busy roads, transport, condition and outdoor amenities can distinguish adjacent homes. On islands, sea access, views, steep terrain and infrastructure can matter considerably.
The closer the decision comes to one address, the less useful a broad area average is by itself.
Asking €/m² versus MAMA recorded consideration €/m²
A listing contains the advertised asking price. MAMA records reported consideration for historical transferred property rights.
| Question | Asking-price evidence | MAMA transfer evidence |
|---|---|---|
| Monetary measure | Advertised request | Consideration for recorded transferred right |
| Date | Listing observation | Contract period |
| Population | Advertised stock | Records passing selected filters |
| Floor area | Advertised measure | Source's available area field |
| Typical comparability issue | Unverified area and property mix | Ownership rights, area and property comparability |
| Proves today's market value? | No | No |
The MAMA interface distinguishes main-space area from consideration for a transferred right.
If a transfer concerns partial ownership, dividing its reported amount by the full apartment area may be misleading.
You may display current asking evidence and screened historic transfer medians side by side, provided they remain separately labelled. The difference between them does not automatically equal a typical negotiation discount.
What does an area's average price per m² mean?
Analysts may calculate different statistics from the same observations.
Mean of individual €/m² observations: Calculate each property's ratio, then average those ratios.
Median of individual €/m² observations: Order the individual ratios and take the middle value.
Total consideration divided by total area: Divide the sum of monetary amounts by the sum of relevant areas.
These are not equivalent.
Illustrative example
| Apartment 1 | Apartment 2 | |
|---|---|---|
| Recorded consideration | €160,000 | €120,000 |
| Main area | 80 m² | 40 m² |
| Consideration per m² | €2,000 | €3,000 |
The arithmetic mean of individual ratios:
(€2,000 + €3,000) ÷ 2 = €2,500/m²
The ratio of combined consideration to combined area:
€280,000 ÷ 120 m² ≈ €2,333/m²
Both are mathematically valid; they answer different questions. The second gives more influence to the larger apartment. Neither is a professional valuation.
Also, a median of individual ratios is not the same thing as dividing a median consideration by a median area.
Fictional arithmetic example, not actual Greek transfer records.
Why does sample size matter?
Imagine two markets have an identical historic median reported consideration of €2,500/m². One uses 150 relevant observations; the other uses eight.
The latter may be more sensitive to unusual transactions or changes in property mix. But N alone does not prove comparability: a large sample of dissimilar property rights can still be poor evidence for one apartment.
Always ask:
- How many qualifying records?
- Which property types and rights?
- What dates and exact geography?
- Which area measure?
- What statistical method?
- Which records were excluded?
- Can the observed properties be meaningfully compared?
A small relevant sample may support a limited conclusion; a large heterogeneous sample may only support broader context.
Does the Bank of Greece publish €/m² transaction prices?
The Bank of Greece Residential Property Price Index (RPPI) is not a street-level euro-per-square-metre sale database.
It describes movements in residential values using valuations reported by credit institutions. Its Q2 2026 announcement recorded a 5.5% nationwide year-on-year apartment index increase.
That is an index movement, not a nationwide €/m² value or an automatic uplift for one property.
Do not apply the national percentage mechanically to a local asking price or historic transfer median and call the result a current local sale price.
See the Bank of Greece statistics.
Should houses and apartments use the same €/m² comparison?
Only with caution.
A detached house can include land, gardens, outbuildings and additional rights. An apartment usually involves rights within a shared building.
A fictional house priced at €400,000 with 100 m² of indoor space and a substantial plot has an advertised ratio of €4,000 per main residential m². That does not mean the land has no value or that the house is directly comparable to a €4,000/m² apartment.
For land, plot area and development rights require separate analysis. Access, restrictions and permitted uses may materially affect value.
An independent engineer and lawyer should investigate those questions rather than relying on a simple residential denominator.
What about renovation costs and total acquisition expenditure?
Advertised €/m² does not include the full cost of purchasing, repairing or preparing a home.
Two apartments with different advertised prices can have very different renovation needs, ongoing expenses and transaction costs.
| Cost component | Evidence needed |
|---|---|
| Asking or agreed price | Listing or transaction documents |
| Transfer taxes and registration | Applicable rules and transaction figures |
| Notary and legal work | Professional quotations and applicable charges |
| Engineering inspection | Defined professional scope |
| Repairs and renovation | On-site survey and contractor quotations |
| Ongoing expenses | Taxes, utilities, maintenance and insurance |
You may calculate an estimated total acquisition cost per main residential m² for personal budgeting. Label it as such; do not confuse it with asking €/m² or recorded transfer consideration.
A practical comparison worksheet

Unknowns should remain visible. Do not substitute an assumption for an unverified documented area.
Common questions about Greek property prices per m²
What is the average property price per square metre in Greece?
No single figure describes every residential market. Published measures may use different geographic areas, dates, property categories and asking or transfer prices.
Are balconies included in Greek property square metres?
Do not assume a consistent approach in advertisements. Ask which area has been quoted and obtain engineer verification of the relevant documented and physical spaces.
Is a lower advertised €/m² always better?
No. Location, condition, ownership rights, area definitions, amenities and additional costs can explain the apparent difference.
Can MAMA show actual transfer consideration per square metre?
Appropriately screened recorded consideration and valid main-space area can support descriptive calculations, provided property rights, type, dates and sample scope are accounted for.
Should I use gross or net area?
Use a clearly defined and consistently applied measure. Main residential area is often useful for an initial residential comparison, with auxiliary spaces reported separately; have the property-specific definitions checked by an engineer.
