PROPERTY DATA / AREAS

Property data by area.

Property markets in Greece are highly local. A broad national average can tell you very little about the specific area where you are considering a property.

Each local page separates published asking prices, bank-appraisal context and screened historic transfer-right evidence, with geographic and sample limitations.

EIGHT AREA RESEARCH PAGES

One country. Eight very different buying questions.

Each page separates advertised asking prices, wider bank appraisal trends, independently screened 31-month apartment-right evidence and location-specific purchase checks.

Screened historic 31-month apartment-right medians and N are reported separately from asking figures; the Athens transfer proxy covers the municipality, not the narrow downtown core. Unknown evidence is not zero evidence.

WHAT EACH AREA PAGE ANSWERS

One consistent structure for every local market.

The layout stays consistent from one area to another so buyers can compare markets without having to relearn the page each time.

TransactionsWhat recorded transfer evidence is actually available here?
€/m² contextWhat do the available records suggest — and how wide is the range?
Asking pricesWhat are sellers currently asking, clearly labelled as asking data?
Market trendHow has the broader relevant market moved?
CoverageHow recent, local and dense is the evidence behind the page?
PAGE FLOW

Region → area → local evidence.

A buyer should be able to move from the national site into a specific local market without losing the distinction between evidence types.

UPDATE MODEL

The page becomes better as the evidence improves.

We do not create a new URL every year just to produce another page. The same area page should be updated over time as new evidence becomes available.

Stable URL. Improving evidence.

The useful asset is the local evidence history — not a yearly content archive.

DATA DENSITY

Local data is useful only when its limits are visible.

A dense urban market and a small island should not look equally “certain” just because both have an area page.

STRONGER LOCAL EVIDENCE

Enough recent nearby records to support a useful local range.

The page can show a more specific local picture while keeping asking, transfer, tax and index data separate.

SPARSE LOCAL EVIDENCE

Too few nearby records for a confident local range.

The page should say so clearly, widen the context only when appropriate, and make the limitation visible instead of manufacturing precision.

National averages are context. Property decisions are local.

A buyer considering one apartment in Glyfada or one house outside Chania needs to know what evidence exists around that location — and how strong that evidence actually is.

Already found a property?

Use area pages for context. Use a property report when the question becomes specific.
