INDEPENDENT LOCAL PROPERTY RESEARCH SOUTH AEGEAN

Paros property prices.
What the numbers actually tell you.

Paros is a small island with substantial differences between Naousa, Paroikia and inland settlements. A high asking-price headline does not remove the need to understand planning rights, access and seasonal usability.

Research last updated: . Price observations use the months stated below.

THE BUYER'S QUESTION

What exactly is being bought: a legal existing house, a renovation project or land with assumed construction rights?

The right first question is where the property sits and what is legally built. Separate Naousa’s listed housing from Paroikia, traditional villages and out-of-plan sites; do not treat missing portal data as zero prices.

Paros has one of the highest advertised asking levels in this eight-area comparison, but that says nothing conclusive about actual completed prices or liquidity.

A €5,656/m² advertised average or a blank subzone table can establish the value of a particular island home.

MICRO-AREA COMPARISON

Paros is not one market.

Neighbourhood figures below are advertised asking indicators only, not completed sales. Each location may contain a different mix of property types and conditions.

Kostos

€6,710/m²
Asking · September 2026

High advertised asking snapshot; small-zone composition and sample count are not disclosed.

Naousa

€6,635/m²
Asking · September 2026

Compare renovation status, lawful floor area and village context, not only postcard appeal.

Paroikia

€5,320/m²
Asking · September 2026

Main-town everyday functionality and building type differ from more seasonal villages.

Lefkes

€5,406/m²
Asking · September 2026

Traditional-settlement and inland-village conditions warrant separate planning and access checks.

Different local series must not be averaged together into a market-wide figure. Figures are unadjusted for property type, condition, size and legal status.

LOCAL PURCHASE CONTEXT

What changes depending on where you buy.

01

Naousa and coastal villages

Verify exact access, protected status and use restrictions; do not extrapolate short-term letting income from high listing prices.

02

Paroikia

Look at year-round services, building conditions and access to the port without assuming every town property is comparable.

03

Inland and out-of-plan property

Building rights, recognised roads, environmental limitations and lawful extensions are central to diligence.

SCREENED TRANSFER RIGHTS

What does the historic transfer register show?

January 2024–July 2026: 79 eligible apartment-right rows, median €2,549/m².

Middle 50% of the sample: €1,200–€3,936/m². These figures use reported consideration for a 100% full-ownership apartment right divided by its primary living area, excluding unfinished buildings and non-residential records.

Geographic scope: Paros geographic sample. These historical records are not a matched sample of today's advertised properties.

Aug 2024–Jul 2025: N=39, median €2,828/m². Aug 2025–Jul 2026: N=15, median €3,014/m².

12-versus-12-month comparison: Not shown as a local price trend. At least one 12-month window has fewer than 50 qualifying apartment-right rows.

Important limits: N is a count of eligible rights-record rows, NOT verified unique notarised contracts. Only 31 months were available, not 36. Reporting delays, area coverage, declared consideration and a changing property mix limit interpretation. These are not quality-adjusted indices, individual property valuations or asking-to-sale discounts.

BEFORE YOU COMMIT TO A PROPERTY

Four checks that deserve a local specialist.

  1. 01

Have an engineer verify legal building footprint and any out-of-plan construction rights.

  2. 02

Check designated settlement, landscape, archaeological and shoreline restrictions for the precise parcel.

  3. 03

Confirm recognised access, utility connections, wastewater and year-round logistics.

  4. 04

Separate Paros from Antiparos and missing subzone observations from actual price measurements.

These are prompts for individual legal and technical due diligence, not findings about any particular home. A lawyer and engineer should verify them for the actual property.

METHODOLOGY & BOUNDARIES

Different figures answer different questions.

Asking-price indicator

What sellers advertise in the named area and reference month. It is not a negotiated or notarised sale price. Sample size and composition may not be disclosed.

Bank-appraisal index

National bank-appraised apartment index only; not a Paros-specific trend. Not an index of registered transfers for Paros.

Recorded transfer observations

Screened 31-month apartment-right records show N and historic median separately from asking prices. Selected 12-month comparisons are unadjusted sample median differences, not a property-appreciation index. They are withheld when geography is mismatched or a period has fewer than 50 rows.

COMMON BUYER QUESTIONS

Questions worth asking before you buy.

Does the asking snapshot include Antiparos?

No. The data and page scope refer to Paros municipality; Antiparos requires its own analysis.

Are blank or zero rows in a portal evidence of €0 prices?

No. Treat them as missing or non-publishable observations, not valid market quotations.

Can I assume an island plot can be developed?

No. Buildability depends on planning, access and protected-area rules that must be verified for the exact parcel.
