GLOSSARY

Greek property terms, explained in plain English.

Buying property in Greece means dealing with terms, systems and documents that may be unfamiliar even if you have bought property elsewhere. This glossary translates the language of the Greek property market into practical buyer language.

No legal jargon for the sake of it. No unexplained acronyms. Just what the term means, why it matters, and how it relates to your purchase.

CORE TERMS

Start with the concepts used throughout our reports.

These are the terms that directly affect how property evidence is interpreted.

TAX / ADMINISTRATION

Objective Value

The tax value used by the Greek system for certain taxes and transaction calculations. It is not a market valuation and it is not evidence of what a buyer would pay for the property.

TRANSACTION DATA

MAMA Property Transactions

Recorded property-transfer data used to understand what buyers actually paid in completed transactions. Its usefulness depends on location, timing and the characteristics of the available records.

LAND / PROPERTY RECORDS

Hellenic Cadastre

Greece's national land and property registration system. It records property rights, boundaries and cadastral identifiers. For buyers, cadastral consistency may need to be checked before purchase.

MORE TERMS

The terminology should never be the hard part.

The glossary grows around the terms foreign buyers are most likely to encounter.

ENFIA

The annual property tax charged on real estate ownership in Greece.

KAEK

The cadastral identification number assigned to a registered property or property right.

Horizontal Property

A legal structure commonly used for apartments and other separately owned units within a larger building or property.

Building Permit

The permit and approved plans that establish what was legally authorised to be built. Differences between the approved plans and the property as it exists may require further review.

Electronic Building Identity

A digital property record used to bring together important technical and planning information about a building or independent property unit.

HOW EACH TERM IS EXPLAINED

Greek term → plain-English meaning → why it matters to the buyer.

01

Name the term.

Keep the original Greek or market terminology visible so the buyer can recognise it in documents and conversations.

02

Translate the concept.

Explain what it actually means in practical English without unnecessary legal jargon.

03

Connect it to the purchase.

Show why the term matters, what decision it affects, and where professional review may still be required.

If a Greek property term affects the decision, we explain it.

You should not need to understand Greek bureaucracy before you can understand the property you are considering.

Understand the language before you rely on the document.

The glossary exists to make Greek property terminology easier to use — not harder to decode.
